Mike & Patty’s Bay Village is the tiny breakfast sandwich shop at 12 Church Street, at the corner of Church and Fayette streets, where Boston has lined up for griddled egg sandwiches since 2008. It is open every day from 7:30 a.m. to 2 p.m., and almost everything on the menu costs between $6.50 and $18.
The shop calls itself “Your Tiny Sandwich Shop,” and the label is literal. The original Bay Village counter covers about 175 square feet, and the owners say they believe it is the smallest eatery in the city. This guide uses the shop’s own website, its online ordering menu as posted on Oct. 19, 2026, and published reviews. It is not based on a paid or anonymous visit.
How a Bay Village Sandwich Counter Grew Into a Boston Brand
Two friends who had worked together at South End Formaggio, Patty and Mike, opened the shop in 2008. Ania Zaroda and Michael Gurevich took over on New Year’s Eve 2012, and the business became the base of their restaurant group, M&A Brands. That group now also runs Hot Box, which serves South Shore-style bar pizza and North Shore-style roast beef, and Flourhouse Bakery in the Nonantum section of Newton. Flourhouse opened in September 2021 partly to bake the English muffins and breads used in the sandwiches, Eater Boston reported at the time.
The brand has spread well beyond Church Street. Its website lists shops at High Street Place in downtown Boston, Jamaica Plain, Somerville’s Bow Market, Lexington, Logan Airport and the Flourhouse bakery in Newton. In September 2026, Boston Restaurant Talk reported that an eighth location is coming to 297 Main Street in Charlestown, in the former Johnny Pomodoro space; the company’s site lists it as “coming soon” with no opening date. Bay Village is still the one the website calls “the birthplace.” For more new arrivals, see our roundup of new Boston restaurants opening in October 2026.
Mike & Patty’s Menu: Best Breakfast Sandwiches and Prices
Most sandwiches are built on Flourhouse bread or English muffins with Vital Farms pasture-raised eggs. Prices below come from the Bay Village online ordering menu and may change; delivery apps charge more.
- Classic ($6.50): a fried egg and American cheese on an English muffin, the starting point for customizing.
- Fancy ($12): the shop’s best-known order, with fried eggs, bacon, cheddar, smashed avocado, red onion and house mayo on toasted multigrain. Time Out Boston calls it the reason for the lines.
- Breakfast Grilled Crack ($12.50): fried egg and bacon pressed between buttered sourdough with American, cheddar, Monterey Jack and Gruyère.
- Baller ($11): acorn-fed Ibérico de bellota bacon from Spain with a fried egg and 24-month Vermont cheddar on a house-made English muffin.
- Carolina Caviar ($9.50): fried egg, sausage and house pimento cheese on an English muffin.
- Ruby ($12) and Ruby Melt ($17): griddled beef pastrami with melted cheese and the shop’s “oh no” sauce, the first with an egg on a muffin and the second on sourdough with sauerkraut.
- Mission Breakfast Burrito ($14): scrambled eggs, cheddar, hash brown, avocado, pico de gallo, two salsas and crema in an oversized flour tortilla.
- Lunch: the Patz Turkey stacks 8 ounces of roasted turkey on multigrain for $18, with a 4-ounce Patz Turkey Jr. at $12.50, plus a BLT at $12 and a grilled cheese at $9.
Plant-based eaters get a Vegan Classic ($10.50) and a Vegan Breakfast Burrito ($15) made with vegan eggs and cheese. Drinks are simple: hot coffee at $4, house cold brew at $4.50, a maple cream cold brew at $5, juices and farm milks. The shop also sells four-packs of its English muffins for $6.50 and a children’s book inspired by the shop for $10.
What It’s Like Inside the Smallest Sandwich Shop in Boston
Expect to stand. Time Out Boston, which gave the shop five stars in a May 2025 review, counted just two stools inside and called it a grab-and-go spot. A staff member told Phantom Gourmet that on the busiest days the crew turns out 350 to 400 sandwiches from the cramped kitchen, so lines are part of the routine.
The payoff is the neighborhood. Bay Village is a few quiet blocks of brick rowhouses between the Theater District, Back Bay and the South End. Time Out suggests carrying breakfast to the pocket park at Charles and Melrose streets, and the Boston Public Garden is a short walk north. Reputation: Best of Boston Sandwiches Since the Early Years
Boston Magazine named Mike & Patty’s the city’s Best Sandwich in its 2014 Best of Boston issue, praising the long waits as worth it. The shop’s website says it was also honored in Boston Magazine’s Best of 2022. A 2012 Boston Magazine column described the paper-plate menu then taped to the wall and a space “basically the size of a walk-in closet.” Even then, the Fancy was singled out as a crowd favorite.
